What the number does not include
Per-square-foot figures describe construction of the home. They generally do not include:
- Land — purchase price, and any costs to make the lot buildable
- Development charges and municipal fees — these vary by municipality and by project
- Design and engineering fees — architects, structural, mechanical, energy modelling
- Utility connections — hydro, gas, water, sanitary, storm
- Site works — excavation, grading, retaining, driveways, landscaping
- Interim financing costs and HST treatment
- Contingency — the line item nobody wants to budget and everybody needs
What actually drives cost per square foot
Square footage is one variable among several. In practice, these move a budget more:
- Site and foundation conditions. High water table, rock, poor soil or a tight urban lot can change excavation and foundation strategy significantly.
- Structural design. Long spans, cantilevers, and large open spaces cost more than a conventional framed layout of the same size.
- Windows and doors. For a high-performance home this is often the single largest specification line — frame material, glazing package and size all matter.
- Envelope targets. Continuous insulation, airtightness detailing and thermal-bridge-free construction add work up front and pay back in comfort and energy use.
- Mechanical systems. Heating, cooling and balanced ventilation designed as a system cost more than minimum-code equipment.
- Finish level. Two homes with identical footprints can differ by hundreds of thousands of dollars in cabinetry, tile, millwork, fixtures and lighting.

Why the lowest bid usually ends up costing more

When two bids differ by a large margin on the same drawings, the difference is usually found in what is not included: envelope detailing, insulation depth, window specification, site supervision, or allowances that will be exceeded. Those gaps reappear later as change orders — after the budget has already been approved and the walls are up.
